Breakdown maintenance:

Breakdown maintenance is generally the "run it till it breaks" kind of maintenance mode. No actions or attempts are taken to keep the equipment till the design life of it is reached. Benefits are: Low cost, less staff.

 Drawbacks are: Increased cost because of unplanned downtime of equipment. Raised labour cost, particularly if overtime is required. Cost included in repair or replacement of equipment. Feasible secondary equipment or process, damage from equipment failure, not efficient utilization of the staff.

Preventive maintenance:

Preventive maintenance is a daily maintenance process (cleaning, inspection, oiling and re-tightening), planned to keep the healthy condition of equipment and avoid failure through the avoidance of deterioration, periodic checking or equipment condition diagnosis through calculating deterioration. Similar like a human life is extended through preventive medicine, the equipment service life can be long-lasting through doing preventive maintenance.

It is further categorized into 2 parts that are Periodic maintenance and Predictive maintenance.

a) Periodic maintenance (Time based maintenance - TBM): 

Time based maintenance contains periodically (at pre-determined intervals) inspecting, servicing and cleaning equipment and replacing parts to avoid unexpected breakdown and process problems.

b) Predictive maintenance:

This is a technique in which the service life of significant part is predicted relies on inspection or diagnosis, (for example, via testing the condition of the lubricating oil in a vehicle for its actual condition and lubrication properties in a good testing centre in place of varying every 5000kM), This category of maintenance permits us to make use of the parts or equipment to the limit of their service life. As Compared to periodic maintenance, predictive maintenance is based on condition. Mainly, predictive maintenance is different from preventive maintenance through basing maintenance requirement on the actual condition of the machine rather than on a little preset schedule. It is probable to schedule maintenance activities to minimize or remove overtime cost. Corrective maintenance:
