Case against the proprietors of the mall

Question: Henry wants to buy a coffee shop from Robert in Australia. The coffee shop is in a mall, and the lease, which is set to expire, does not include a renewal option. Henry informs Robert that he is ready to purchase her business provided a new rent can be agreed with the proprietors of the shopping mall. Because Robert is going to file a lawsuit against the mall landlords, they agree to give him a new rent on the condition that he withdraws from the lawsuit. In desperation, Robert accepts, but is concerned that the mall owners' behaviour is unconscionable.

Can you tell Robert if he has a case against the proprietors of the mall? Provide references to any laws and common law cases of Australia in our response.
