A colleague has asked you for some advice about some situations that have occurred recently in a property management context. They want to know:

1) What legislation might be relevant for each situation?
2) Whether the legislation is federal or state/territory based?
3) What should have happened in each situation, according to the legislation?
4) Whether there are any ethical issues to consider.
