Preventive Maintenance Schedule

Introduction to Preventive Maintenance Schedule

Preventive maintenance is the maintenance that has to be performed to the equipment, in a pre designed way before severe breakdown occurs. If a record is kept for specific measurable parameters such as body and bearing temperature, insulation resistance, earth resistance etc., it is feasible from the scrutiny of this record to calculate the occurrence of future trouble and essential steps can be taken to avoid the occurrence of severe breakdown.

The interval of doing several maintenance operations relies on the type of equipment, ambient condition and other issues. It is hard to lay down hard and fast rules that covering all circumstances but for average normal industrial duty with in the mentioned time schedule will provide as guide. This can be customized to suit other conditions at site.

Daily maintenance:

A.) Check visually earth connections and motor leads.

B.) Test motor windings for overheating.

C.)  Check control equipment.

D.) Test condition of bearings.

F.) Add oil, if essential,

G.) Test end play.

Weekly maintenance:

A.) Test belt tension. In the case of sleeve bearing machines the air gap among the rotor and stator should be checked.

B.) Blow out dirt from the protected type motors' windings situated in dusty locations.

C.) Check starting equipment for burnt contacts in which motor is started and stopped frequently.

D.) Check oil in the case of oil ring lubricated bearings for contamination through dust, grit etc. (this can be approximately judged from the colour of the oil).

E.) Test the intensity of vibrations throughout operation of the motor.

F.) Clean filters in which provided.

Monthly maintenance:

A.) Overhaul controllers.

B.) Examine and clean oil circuit breakers.

C.) Renew oil in high speed bearings in damp and dusty locations.

D.) Wipe brush holders and test bedding of brushes of slip-ring motors.

E.) Test that the connections of temperature detectors and space heaters, in which provided, are proper and these are in working order.

Half-Yearly Maintenance:

A.) Clean windings of motors subjected to corrosive or other elements as well bake and varnish them, if essential.

B.) In the case of slip-ring motors, test the slip-rings for grooving or unusual wear.

C.) Test grease in ball and roller bearings and make it up where necessary taking care to avoid overfilling.

D.) Drain all oil bearings; wash along with petrol to which a few drops of oil have been added, flush with lubricating oil and refill with clean oil.

Annual Maintenance

A. Test all high speed bearings and renew, if essential.

B. Blow out all motor windings carefully with clean dry air. Ensure that the pressure is not so high as to damage the insulation.

C. Clean and varnish dirty and oily windings.

D. Overhaul motors that have been subjected to severe operating conditions.

E. Renew switch and fuse contacts if damaged.

F. Test oil for its dielectric strength.

G. Renew oil in starters subjected to damp or corrosive elements.

H. Test insulation resistance to earth and among the phases of motor windings, control gear and wiring.

I. Test resistance of earth connections.

J. Test air gaps.

K. Test condition of all fasteners.
