Assessment Task: Project Review

Task instructions: You have been tasked with selecting a suitable project form the tendering website Estimate One:

Your brief is to select a commercial construction project which is a minimum of 1000m2 gross floor area. The height of the building is to be no greater than 3 stories. As you will be required to work in a collaborative team during construction, your final submission may not be accepted by the board to progress through to construction.

The final selection will be made by the construction team which you will be part of. Weekly reporting is required to your direct supervisor.

You will be required to prepare a report on the building and construction planning practices for this project to assist in the final selection process.

Part A - All students to complete

Select and appropriate project based upon the brief provided above.

You are required to monitor amendments to the tender documents and discuss the contract options for this project.

Your report is required to include the details stated below but not be restricted only to them:

1. Authority requirements.

a) Discuss the regulatory requirements for the construction of your chosen building.

b) Identify potential design that maximises the profit of this project. (for the construction company)

c) Building approvals

d) Building Permits

e) Authorities involved and their requirements.

f) LPOD, gas, water, sewer, power, stormwater, use of dial before you dig.

g) Civil design - Council compliance.

h) Communication with authorities.

2. Project Details of:

a) Demolition assessment.

b) Details of possible design problems as the consultant team work through the design development.

c) Suitability of subcontractors and suppliers (materials etc.).

3. Describe the contractual arrangement between the client (developer) and building contractor (principal/head contractor) taking into consideration the following:

a) Subcontractor selection, availability, and construction techniques.

b) The contractual risks - AS4000 unless there is a contract specified.

c) Advantages and disadvantages of their contractual requirements.

d) Suggest an alternative contract as an option and discuss why you chose that option.

4. By providing a site description:

a) Assess the area around the site

b) Identify possible constraints

c) Access to the site is to be reviewed and planned for.

d) Dilapidation report

5. Subcontractor selection

a) Size of the sub-contractor

b) Financial capacity

c) Expertise

d) Plant and equipment

e) Labour force
