Contracts are ("agreements") and the legal requirements necessary for parties to create legally binding obligation to buy and sell real property. The contracts for the sale of Real property MUST be in writing or they are considered UNENFORCEABLE under the Statute of Frauds.
Facts: Joe & Mary own Blackacre Farm. Over the years they have become completely estranged from their three children Peter, Paul and Veronica. During that time, Timothy, a local young man, has worked on the farm to help Joe & Mary even into their old age. Sometimes Timothy did chores without any pay, but he did it to help keep the farm running. As a result, Joe & Mary told Timothy that, "because our children have all gone away and you have been so faithful when we die the farm will become yours."
