Sarah is from Ontario. With a new job in Montreal, Sarah rented a nice apartment in a trendy area in. To secure the apartment, she paid the first and last month rent and a security deposit. Sarah's apartment lease ends in one year, June 30th. She plans on staying another year. She is paying $1000 dollars a month. On April 15th, the owner sent a Sarah a notice claiming she must leave on June 30th because she did not express her desire to renew the lease, but that with a $100.00 dollar rent increase per month she can stay. Identify and explain each illegal act.
