Problem

On September 1st, 2022, the We Love Pomeranians Dog Club ("Pomeranians Club") orally gave an order to Pets Custom Shirts, Inc. ("PCS") for shirts worth $1,500. Pomeranians Club is planning its ten-year anniversary celebration. The shirts will have a picture of a Pomeranian printed on them, as well as the name of the club and the date and place of the celebration. The order is to be completed by October 15, 2022. On October 10, 2022, Pomeranians Club calls PCS to cancel the order. PCS has already processed the order and the shirts are ready to be shipped. Discuss in detail whether or not this oral order is enforceable once the shirts have been made.

On July 15, 2022, Nick Ghost offers to sell his vacant home to Cage Ryder for $50,000. They agree that Cage will pay $10,000 to Nick on July 20, 2022 and then pay the remaining $40,000 on October 15, 2022. They agreed that Cage was allowed to move into the home on July 21, 2022. The agreement was never reduced to writing. On July 20, 2022, Cage pays Nick $10,000. On July 21, Cage moved into the home and made substantial improvements (he replaced the roof, added a new deck, painted the house, and landscaped the yard). On October 15, 2022, Cage delivers the remaining $40,000 to Nick. Nick refuses the payment and demands that Cage move out of the home. Nick tells Cage, "We never had a written agreement, so you are out of luck. I want you out of my house by October 31, 2022". Discuss in detail whether this oral agreement is enforceable.
