SCENARIO

The sales associate, Kyle, has just finished writing up an offer to purchase a property at 2 Winpole St. for his clients Mr. and Mrs. Venezi. He says he will get in touch with them soon and proceeds to the front desk to fulfill his required front desk duty attending to walk -in clients (potential clients without an appointment). A potential client, Pradip Cherny and his wife Kim , have come into the realtor's office without an appointment and Kyle, the sales associate, welcomes them. Pradip saw a sign a few blocks away concerning a home at 2 Winpole St. for which you are the seller's agent and now the buyer's agent. You offer them both a seat, and go over the Buyer Agency agreement, obtaining his and his wife's signature. You proceed t o show them the house and they both love it. Kyle tells them there is another offer on the table for this house but if they can make this an attractive offer, he knows they can get the house. So Pradip and his wife increased the price by $3,000 more than t he current offer on the table and 2 months for closing. Kyle says he is sure they will get this property and will let them know. Kyle then calls the seller, tells them of the two offers, and of course the seller agrees to the Cherny's offer (offer #2). K yle then proceeds to call back his clients Mr. and Mrs. Venezi to tell them the bad news. Then he calls his newest clients and tells them their offer has been accepted. Mrs. Venezi is at the Racket Club the next day when she overhears Kim Cherny speaking with a friend about how they have this great sales associate, Kyle, who helped them get this great house on Winpole Street the day before. She goes on about how the associate knew exactly what to do to get them this house and how it only cost another $3,000 and it was theirs.
