Claiming a violation of restrictive covenant

Cottrell and others bought lots in a subdivision from Nurnberger. The seller told them, at the time they purchased their lots, that a certain piece of land in the subdivision was to be reserved for recreational and playground purposes. Later, Nurnberger sold the land to a developer for construction of a hotel. Cottrell sued to prevent construction of the hotel, claiming a violation of a restrictive covenant. Is Cottrell correct?
