Calculate cycle thermal efficiency and net work of pumps

Consider a regenerative cycle utilizing steam as the working fluid. Steam enters the turbine at 3.5 MPa, 400oC and exhausts to the condenser at 10 kPa. Steam is extracted at 0.8 MPa for purposes of heating the feed water in an open type feed water heater. The feed water leaves the heater at the temperature of the condensing steam. The appropriate pumps are used for the water leaving the condenser and the feed water heater. Calculate the cycle thermal efficiency and the net work per kg of steam.
