Assignment task:

Basic business plan for your next year in real estate. Include a written explanation of your goals and techniques (Narrative), and a written goal sheet based on your projected income (Plan).                  

Narrative state your goals, your assumptions, and how you came up with your goals. The Plan should explain your numbers. I have attached a sample narrative for you to look at Goals:  My goals are to sell 24 transactions over the next 12 months, an average of 2 per month. I hope to generate approx. $57,600 to myself in gross commission income. Since I work with both buyers and sellers I feel that I can sell about 12 buyer-side transactions, and 12 seller side transactions.

Techniques: I am basically a lazy person, so my technique is going to be to do as much "easy" prospecting as I can. I plan to hold open houses each weekend of other agents homes and also of a local homebuilder that I know. Additionally, I am going to beg for buyers in my office from successful agents who may feel sorry for me. I may even stand at the end of the freeway ramp near the office with a sign that says "will work for buyers". This is where you tell me how you are going to do it.  

Assumptions: Since my office is in Columbus, I am making the assumption that my average sold price will be about $130,000, and I will collect 3% commission to my office. I am on a 60% split, so each sale should generate $2,340 to me. I am assuming that 50% of my listings will sell, and 50% of my buyer contracts will buy in the end. I am also assuming that it will take 3 listing appointments to get one listing since I won't get them all, and 2 buyer leads to find 1 buyer that has the ability to buy.
